Slum Lords! DO NOT LIVE HERE The building is disgusting, and Capreit does nothing but raise the rent every year without doing any maintenance or upkeep to the building, or apartments. I would bet money that the good reviews are fake. I lived here for 3 years and it was an awful place to live. That promotion you received upon move in? Don’t count on it! Upon move out, they WILL keep your deposit siting any excuse they can find. When they told me they weren’t giving my deposit back, I asked for management to go through the correct process of applying to the Residential Tenancy Board, but they have completely ignored the legal process and will not reply to me. If you ever have any issues with the building, management will not do anything about it -even when it goes against the Residential Tenancy Act, but if they have come up with a problem with you they will site the RTA. The hvac system has never been cleaned and as a result my health as well as my dogs had declined while we lived there. Within a week of moving out, my dog’s eyes cleared up, as well as my bad breathing. We bought and installed a new ceiling fan and went to clean it four months later and the amount of “greasy dust” that had built up was terrifying. I have never lived anywhere where the dust builds up so quickly -and it isn’t normal dust; it is greasy and sticky. I’ve never experienced anything like it. Security cameras that do not work (management says they do, but when something happens, they are never are able to come up with any footage). Parking garage gates are always broken (sometimes for at least a month), leading to ebikes being stolen (even though they are chained/locked up), and homeless people sifting through the recycling. Couches, dressers, pretty much any large household goods, is thrown in the parking garage as garbage. People will put motor oil in the garbage bin and it will leak all over the floor & when it is reported to management they do nothing about it. Filthy laundry facility: washers are never cleaned and to be honest my clothes would come out just as dirty as they went in… there is usually always one broken washing machine as well. There is water damage in the walls, walls that are cracked & sliding glass doors that do not close because of the building shifting. Mould underneath the carpets in the stairwells & hallways. Stained hallway carpets as well! Dog pee (I hope) in the lobby that does not get cleaned for days, and people walk through it tracking it all over the floor. The pee soaked carpet is still there and has never been cleaned. The elevator is constantly broken for days. The people who live here are passive aggressive & most do not care about their neighbours or the building they live in (think people spitting on the floor in the elevator and hallways, no eye contact or greetings, and aggressive dogs). Smeared “mess” on the walls that has never been cleaned. Heaters are “turned off” in the summer and “turned on” in the winter. There is NO personal control of the baseboard heat. It’s either cold or full blast heat. Mice, silverfish, and spiders galore. Abandoned vehicles and trailers in the underground parking. Dog poop is not picked up by owners. I could go on, but if I haven’t convinced you of the awful living situation this building presents, I don’t think anything will…

Stay away from this building — you will regret living here. Everything about it is awful, and there is essentially no real management team to address tenant concerns. 1. Mice infestation – All units have issues with mice, and management does nothing to solve it. 2. Heating problems – The heating system never works properly, so every winter tenants are left freezing. 3. Unreasonable rent – The rent is completely unrealistic for the poor living conditions. With just a little searching, you can find far better places for the same price or less. 4. arking issues – The automatic door constantly malfunctions, and the parking area is filled with junk, looking more like a junkyard than a residence. 5. Terrible management – When Nathalie was in charge, she was completely unhelpful. She would only make excuses, claiming things would improve, but nothing ever did. 6. Deposit scam – On move-out, they refused to return my damage deposit. It has been nearly a month, and despite multiple emails and calls, I still have not received my cheque. I could easily expand this list with 20+ more serious issues. Do not be fooled by false promises — this building is run with irresponsibility and neglect. Save yourself the stress and look elsewhere. UPDATE: As you can see, someone responded to this review and asked me to send my comments to the building manager. I did exactly that—and, unsurprisingly, they never got back to me. Their replies are fake and just an attempt to pretend they care about complaints, which is absolutely not true. Nothing has been resolved. Still, stay away from this building and these people. You will regret dealing with them.

Great location and pet friendly! Lived here for a year while waiting for a 2bdrm suite elsewhere. Management is good, neighbors are nice and recently updated their balcony railings.
